    I am unfamiliar with the Local Rules in your area, so not sure if that means an inspection by a Government entity or by an appraiser for a Bank which made it quite difficult for potential buyers to get a loan and thus you were able to buy the property at a good price.


    If I remember correctly, things used to be quite causal for setting up Septic systems in unincorporated areas of Texas.

    Septic Tank (or Tanks) with water from the Bathroom(s) and other water drainage such as from a Clothes Washers, Kitchen Grease Trap etc.

    Go with solid pipe a decent distance from the house and then switch to perforated pipe with gravel surrounding it in the trench.


    Over the years, rules & expectations have increased in Texas for Septic Systems.

    It is likely that Governments in your part of the world have also gotten more strict about these types of things, so it is probably is a Government entity that has frowned on the current situation with the water well and the septic system.


    Some Questions

    • Does drilling a new well and moving the septic system cost about the same?
    • If you go with keeping the existing well and move the septic system, does a certain amount of time in days - months need to pass before you are allowed to use the well?
    • Would a rainwater collection system suffice for showering and bathroom use with bottled water used for human consumption?
    • If you do go with a rainwater collection system, would it be something of a permanent setup or temporary while you decide on what to do with the water well - septic system standoff?

    I think the standard is similar, the difference may occurs if there was special area of interest (salmon hitch,hydro sites) effects, the provincial Health agency is responsible of permits and licensing to contractor, municipality and Environment agency also needs to approve any changes, in my case where there is no record of any structural/blueprints exists in land survey nor aerial images show much ,I may get away with a few things like removing old stone and morter foundation and double the space /rooms depends on how I feel which is so great
    Septic cost roughly 25-40 k but the result expected to be accomplished. The Well is roughly 40k but it may or may not ban out, 100-450 ft each foot is 65$ plus miscellaneous.

    Metal roofing, spouts and large tanks can goa long way, filtration system would be quite basic in comparison to the stream ( mineral, salmonella, bacteria and such) even on my property I collect water for plants irrigation, though city water isn't metered



    If you see the photos, the house was( estimated) to be built in 1930s ,during great recession and pre WW II, most likely the builder removed a few trees to build the house, and waited longer to clear the background, but as is, it's cluttered, there's no pressure to fix things right away, will toy with it and try different solutions

    The prices for replacing the well or moving the septic system are a fair amount higher than what I have seen in the areas of Texas that I am familiar with.

    How many days of the year will you and/or Family be staying on the property? Spending major money for a new well or moving the septic system will need you to spend a decent chunk of time on the property to justify.

    Does this mean that there is a city water system nearby that you could connect to?


    The Internet says that houses are taxed in your part of the World, but are appraisers allowed to go inside every once in a while to check for improvements - repairs so they can raise the value of the property and thus increase the amount of tax owed?

    My approach would be something like this...
    • Rainwater collection system for shower and bathroom.
    • Bottled water for drinking
    • Water from the stream - creek for outdoor use
    • Improve - repair the house
    • Evaluate the situation and decide if you will spend enough time on the property to justify spending major money on moving the septic system

    Unless something unusual comes up, the contractor should be able to give you a fairly firm price on installing a new septic system. As you mentioned, the price for a new well will vary greatly depending on how deep they have to drill. Is the current well Red Tagged or shutoff in some way so they can tell if you are going around (violating) the failed inspection?


    We seem to be in general agreement on how to approach this situation.

    This property assessment is 730k USD, property tax is around 1500$ , pretty much consistent a cross Greater Vancouver area, a million $ of value generates 2500$- in property tax , home insurance 1400$, 90% of the assessments tides to Land,location,very marginal difference influenced by living SQ footage.

    on June 11, I will be looking to buy a mini excavator from an auction
    June 12 ,will get position of the property, June 15th, I will have 3 months off, a week after that everyone we know is coming to visit or stay over until end Augest which is so unfortunate, I was educating my self on how to install a pump to extend the drain field,it might do the trick

    *for my main house ,an annual fee of 350~$ for water supply ,but when water restriction bylaws (like now days in place) I use available rain water for irrigation so I feel less guilty about Salman suffocating due to low level of water at the city reservoirs/lakes

    Ugh, you are on a tight schedule...

    So $350 for water usage, but is there a connection fee that the City will charge you for the work to connect you? I don't know how far your property is from the nearest City water line and if they will let you bring pipe to their water line or if they will bring the water line to you and charge you for it.

    Since you are already used to watering outside things without City water, restrictions on usage of City water shouldn't be much of a problem for you.


    Do you have a general idea of how the drain field for the Septic system is setup or is is a Mystery Box that you will only know about when you open it with the Mini Excavator?

    If the current setup on the drain field is similar to those shown on that web site, you will have perforated pipe releasing fluids in the same places even if you put a pump on the septic system. Replacing the perforated pipe with solid pipe until you get the necessary distance from the well and then extend the drain field with gravel & perforated pipe might be what you have to do.

    Of course the Codes & Regulations set by your local government could be quite a bit different than what is shown on that web site. You need to know what they want to be happy and approve your setup provided they allow your DIY (Do It Yourself) approach rather force you to use a contractor.
