    It's weird, the specs on those 2 look pretty much the same (not a machine/gear head, so...) yet you're paying JD 4K extra for what exactly? The green and yellow paint?

    Lol my uncle was in the JC feedstore, they're a Stihl dealer, and I can buy a $19K zero turn mower right there. I had no idea Stihl made mowers.

    I'm going with the heavy duty John Deere, I think.

    Well, alright dammit, I've been talked into a zero-turn, which does absolutely make the most sense but my general stubbornness made me hold out for a bit.

    Kubota? Deere? I don't know who else, but that's what I see the lawn crews using around town.

    eta: and poor little innocent me thought ~8K was a lot for a lawnmower, 20 years ago you could buy a pickup for what I'm about to spend

    Anyone buying a lawnmower needs to get it from a dealer not a big box store- Talk to the people and get the vibe about service - Are the prices reasonable- compare different places and talk to the business- You will Quickly get an idea on who you would prefer to do business with I would put that over the brand - A place that will service your $8,000 mower with expertise Is actually more important than the brand.

    Bought this 87 years old acerge at steep discount, obviously it has many issues and one of them where can I find a quality hybrid lawnmower/mountain goat!

    that why it was cheap, higher bidders could not pass inspections nor a bank will lend

    I got few gallons of (30second)&(Moss Out), the roof is steep to securly climb on it, probably will go with Genie lift .

    stinging nettle and morning gloryvines are really irritating, some weird bugs and ticks , it should be fun project if it work out,other wise its a demolition

    I laughed at the mower but could only take about five seconds of this guy’s (exaggerated?) hillbilly accent.

    We have a really large, hilly property for about 15 years now. I bought a John Deere ride on mower and it was fine. I turned into a Hank Hill yard obsessive a bit and I nearly drove my wife to divorce, but it was fine. There is a hill that has a a pretty steep incline, so depending on the conditions, I could make it up the hill and sometimes I couldn't. Fine. Over the last, say, five years, the upkeep on the mower and repairs started getting up there in price and hassle.

    Earlier this year, the mower deck rusted through and one of the wheels there fell off. The cost to repair this was over a thousand dollars and I thought "screw it." New mower time. I wanted to look into getting an electric mower and they exist, but here in NZ they cost about $12,000. Yikes.

    My wife is religious about vacuum robots in the house like Roombas and told me to look into a robot mower. I was dubious, but I hopped on the internet. I found the Luba 2 (I think there is a Luba 3 now) could do hills and was sturdy and with an RTE antennae could map out all of the perimeter and no-go areas on my property and it was about $5,000. We bought one a few months ago and it is the best purchase I ever made. The lawn looks great, and I have little to do with it. I am now like John the Baptist with robot mowers.

    Rather be tampon than sorry

    The photo was a bit deceiving, 300 ft in length encouter 15~ ft of elevations befor it become so steep and useless ,this is Mount Baker from North Vancouver, if the peak was in Galveston, this's how you would see it from Houston[​IMG]


    The trees (hedge on ridge) are Hemlock species, gorgeous when small, terrible when grown 150ft, they have tendency to swings with winds or when climbing even when they're perfectly healthy, in my case they were topped(chopped) so each tree spits into 4-5 weak extensions that rains brushes and branches.

    I was thinking (lawn is a useless crop) might try terrace landscaping ( fruit trees over woven mulched gravel) and get done with it, it will be mainly used as cottage, vacant most of the year, so will keep things simple ,cozy and tidy, 2-3 years project at best that begin with electric fence

    It's located in maple ridge, 5 minutes drive from nearest neighborhood, 15 minutes from city center, close to many popular outdoor attractions so that's good

    Is the house - cabin - cottage in fairly good shape or will you need to spend some major money to make it livable?

    Is there a barn or garage to store the outdoor equipment that you will be using to turn the place around or will you need to bring what you need every time that you go there?

    I appreciate your thoughtful questions, the biggest issue is the well location is less than 100ft from septic field, that why it didn't pass inspection.

    A stream also will complicate picking new location, was thinking of options: DYI shallow well but low chance that will work Rain harvesting , large tank with bleach and divert water from the stream, or just filll water from home on my way but that's a hack .

    I've a metal garage storage 22x22 , stored in its heavy box,can't wait to haul it away.probably after I resolve the well/septic field

    the house over all is solid, 2 structures pegged together 20x30 + 30x18 ,the layout needs changes, as is , 2 bedroom 250ft each, narrow kitchen, over sized bathroom and laundry room, nothing resemble living room, and 2 bunker (attic 5.5 ft ceiling height space)
